The project involved O’Hare & Mc Govern working along with Boots refitting an existing live flag ship store in middle of Belfast City Centre over 7 phases ensuring that the store business is fully protected throughout the project, with the main sections of works being carried out on night shifts.
The contract give O’Hare & McGovern responsibility for the Design and Build of the new store, working along the Boots team to achieve their design brief requirement, which allowed O’Hare & McGovern early access to the store to undertake surveys of the building especially all M&E services and establishing any potential phasing problems.
The project comprised of the refit of the store main sale areas on the ground, 1st and 2nd which included approx 2500m² of floor space, refit of all main M&E plant and equipment in the store with the store converting from an oil supply system to a new gas supply system.
In addition, the refit of existing escalator and lifts was undertaken and the removal of an escalator on the 2nd floor to achieve maximum floor space for the store. The works in the store included the difficult task of surveying the store for asbestos and then the removal of any identified asbestos. This was achieved through arranging an independent survey and air monitoring company to work along with O’Hare & McGovern to arrange all the removals, this included regular meetings with all members of the team to agree a strategy to remove the asbestos and meetings were held with the HSE to agree method statements. In addition presentations were given to Boots staff explaining the nature of these works.
Achieving the goal of finishing a new store over 7 phases while the store still operated was accomplished via regular meetings with Boots pre project start, to coordinate all the works and all interaction of all Boots contractors. These meetings then produced two working documents key to the delivery of the project, the Construction Programme along with the Business Protection Plan, which broke down all activities into day to day activities. These documents along with the regular on site meetings with Boots operation managers, in addition to fortnightly project meeting with all team members to review progress, ensured delivery of each phase of the project on time.
Boots agreed with O’Hare & McGovern the three key KPI’s of Time, Cost and Quality be implemented and reviewed throughout the project with O’Hare & McGovern having achieved all KPIs to the satisfaction of Boots.
