Project Overview

The construction of the 7 storey hotel was planned to redevelop the large city centre site between Great Victoria Street & Dublin Road in Belfast.

The 146 bedroom hotel was constructed using traditional techniques to construct the insitu reinforced concrete frame which comprised of concrete columns/beams and core walls, insitu reinforced concrete upper floors & roof. Externally the cavity construction was faced with brickwork and a proprietary insulated render system, along with glazing to the facades including curtain walling & punched windows.

Located in the heart of Belfast City Centre, the budget hotel also features pre-fabricated pods, offices, commerical and communical facilities. Complex M&E installations, piling, hard/soft landscaping and major public realm space to act as pedestrain and a visual link between the two main roads was also formed.

Internally the hotel was completed to a high stand of quality & met the Client’s requirements as it provided a modern location for budget get-a-ways. Each room was complete with a pre-fabricated bathroom pod, imported from France. In addition to the rooms, the hotel included canteens facilities, small retail unit, coffee bar and restaurant.

The site was located on the Dublin Road, Belfast which had an adjacent public car park that has to remain in use, together with the existing adjacent pub & adjoining buildings that also had to remain open. To ensure these access routes were maintained at all times and the day-to-day operations of the adjacent buildings were not disrupted or affected, we implemented a traffic management plan & just in time deliveries. The plan detailed access routes, times, welfare facilities, designated waste & material storage areas. We liaised with the adjacent property owners to establish a good working relationship and to learn of their working patterns.

O’Hare & McGovern successfully completed this scheme on time to budget and to programme offering the clients various cost effect savings through our innovative solutions techniques.
